What is the difference between a design firm and a fit out contractor?

A design firm works for you. It takes the brief, sets the plan, chooses the materials and finishes, then draws the interior in enough detail for a builder to price it. The output is files and paper, not walls.

A fit out contractor works to that paper. It buys the materials, runs the joinery, wires the lighting and hands back a finished villa or flat. Most fit out companies in Dubai also offer design, usually in house and usually free or close to it. That design is a sales tool for the build. It is quick, it favours the details the workshop already knows, and it is rarely tested against a second price.

Neither model is wrong. They answer different questions. If the interior matters more to you than the programme does, hire the designer first and let contractors bid on a finished set of drawings.

What a design package should contain before tender

Ask any firm what you own at the end of each stage. The set below is what lets three contractors price the same job. Without it you get three different scopes and no honest way to compare them.

A residential package a contractor can price without guessing usually includes:

• Measured plans of the space, with levels and services marked
• A layout showing every wall, door swing and fixed piece of joinery
• Elevations for the kitchen, wardrobes, bathrooms and any built in cabinetry
• A finishes schedule naming each material, its supplier and its code
• Lighting and switching drawings a contractor can wire from
• 3D renders of the rooms you are spending real money on, agreed before anything is ordered
• A furniture and fixtures list with sizes and quantities

How much does an interior designer charge in Dubai?

Fees are set in a few different ways. Some firms take a percentage of the construction value, which suits large villas where the scope keeps moving. Some charge a fixed fee per stage, so you pay for concept, then for documentation, then for the site phase. Some price by the square metre of internal area. And some hand you a free concept, paid for quietly inside a build price you never see itemised.

Whichever shape you are offered, ask what triggers each payment and how many rounds of revision sit inside a stage. Ask who owns the drawings if you stop halfway. Those two answers say more about a firm than its photographs do.

What is the 70/30 rule in interior design?

It is a rough guide to balance. Around seventy per cent of a room follows one dominant idea, whether that is a colour, a timber or a period. The rest works against it. Used well, it stops a room reading as either flat or restless. It is a sanity check, not a method, and a firm that quotes it at you as a philosophy is padding.

Reading the top ten lists

Search for interior design firms Dubai and much of the first page is a ranked list. Those lists are usually written by a firm that appears on them, or by a site selling the position. Treat them as a source of names and nothing more. A better filter is the type of work. A studio that fits out restaurants all year does not draw villas well, and a residential designer will struggle with a hotel lobby. Ask to see the drawing set from a finished project in your building type, not the styled photographs.

What should you ask before you sign?

Six questions separate a firm that will document your project properly from one that will not. The last of them matters most in Dubai. Palm Jumeirah, Emirates Hills, Jumeirah Bay and Dubai Hills each set their own rules about what an owner may alter, and a developer handover spec narrows the options further. Settle who is responsible for that paperwork before the first drawing is issued.

• Who draws the details, and are they staff or subcontracted?
• How many site visits are included once building starts?
• What happens to the fee if the scope shrinks?
• Which parts of the specification can a contractor swap without asking you?
• Do you receive editable files at the end, or only PDFs?
• Who handles the developer and community approvals your address requires?

Designing a Dubai interior from a Gold Coast studio
